Doma San Diego Condos & Lofts :: Doma sales data for the first half of 2012

6/29/2012

The DOMA development consists of 121 units combining lofts, townhomes and retail space over an entire city block in downtown San Diego's Little Italy Neighborhood on the west side of Kettner Blvd between Date Street and Fir Street. The project was developed by CityMark Development, the same company that developed M2i and Fahrenheit in the East Village, Aperture in Little Italy, and the Egyptian in Hillcrest. The architect was Martinez + Cutri (M2i, Fahrenheit, City Walk, The Mark) and the contractor was Swinerton Builders (M2i, Park Terrace, Sapphire Tower, The Egyptian)

In order to blend into and not overpower the Little Italy neighborhood where it is situated, the complex was designed to look like two separate buildings constructed at different times and it also incorporates on one corner an existing restored commercial building with a clock tower. The southern portion of DOMA at Kettner and Date is called the DOMA Towns building and is a four story traditional wooden frame structure consisting of 55 units. The northern portion of the complex at Kettner and Fir is called the DOMA Lofts building and is a sleek modern eight story concrete and glass structure with 66 units. Both buildings have street level shopkeeper live / work retail units accessible from Kettner Blvd. The Lofts building has three 2-story shopkeeper units and in the Towns building has four 3-story shopkeeper units and one 2-story unit. With 64 of the 66 units exceeding 1,080 square feet in size, the Lofts building offers a variety of spacious one and two bedroom floorplans ranging from 738 to 1,905 square feet with an average unit size of 1,433 square feet. The Towns building has a variety of one and two bedroom floorplans with a few three bedroom units as well. These units range in size between 741 and 1,866 square feet.

DOMA offers an exercise room, Jacuzzi, fully landscaped courtyard, fifth floor rooftop sundeck, secure access, and assigned underground parking.

Homes for sale at DOMA are a rarity, with only 8 sales in 2010, 7 in 2011, and 5 thus far in 2012. DOMA is well located within walking distance of many fine restaurants and shops. The complex is professionally managed by Merit Property Management which took over the management of the DOMA homeowners association in December 2011.
